In the Cooperativa 12 de Octubre sector, just 15 minutes from San Vicente / Los Laureles and close to San Miguel de los Bancos and Pedro Vicente Maldonado, lies this 41.02-hectare farm surrounded by nature, crystal-clear rivers, and great productive potential.
The property features two rivers, one small and another with waterfalls and natural swimming areas, both with 100% clean water, suitable for consumption and irrigation throughout the year, even during the dry season. The soil is fertile, with a good pH, and practically does not require fertilizer, making it an excellent option for agricultural or agroecological projects.
Currently, the farm produces two varieties of cacao: 2,000 national cacao plants with estimated production in three years, and between 500 and 600 hybrid CCN plants with estimated production in 1.5 to 2 years. In addition, there are other crops such as coffee, yucca, plantain, banana, citrus (orange, sour lemon, mandarin), and avocado (not yet in production). The property also has one greenhouse in use for ginger, turmeric, and chili, and another under construction for assorted vegetables.
In terms of infrastructure, there are five cabins: three in good condition and habitable, one usable, and another that requires repair. The main cabin is built with treated giant bamboo and has two floors: a bedroom upstairs and a kitchen, living room, dining room, and bathroom downstairs, as well as a functional (though unfinished) jacuzzi. Electricity is provided through a single meter for the entire complex. The first two cabins have potable water, while the remaining three use well water pumped to the structures.
The farm is located in an area with final access by rustic road, which may require a short walk or motorcycle ride. Schools and colleges are available in Los Laureles, 10–15 minutes away, while the nearest hospitals are in San Miguel de los Bancos and Pedro Vicente Maldonado, the latter being larger. Internet connection is provided via satellite antenna, and phone signal is limited, available only in specific points of the property.
Beyond its agricultural production, this farm is a true natural refuge. It is home to birds such as hummingbirds and woodpeckers, small mammals like squirrels, reptiles like iguanas, and a wide variety of butterflies. It also has medicinal plants such as cat’s claw, dragon’s blood, lemongrass, turmeric, anise, cinnamon, and citrus leaves. From a landscape perspective, highlights include the Tata waterfall, located two hours walking from the property, and a river approximately six meters wide with clean water and no mining contamination, just a half-hour walk away.
This farm represents a unique opportunity for those seeking an agricultural project with strong export potential, an eco-tourism center, or simply a private space surrounded by nature, pure water, and tranquility.
