Mountain Farm with Great Potential
In the peaceful mountains to the northeast of Malacatos is this large 52-hectare (128.5-acre) farm with usable land and great potential (not to mention gorgeous views!)!
The property has a lot of usable land that you can build on, subdivide, plant fruit trees or crops or raise animals on. There are many outstanding spots to build on that have incredible views! About 6.4 hectares are nearly flat; 16.7 hectares are slightly sloped but still useable for building or growing crops; 20.9 hectares are steep but can still be used to plant things; and about 8 hectares are steep, so not useable. The lower part of the property borders a creek, but it is a strenuous hike to reach it.
Coffee, avocados, oranges, bananas, and chirimoyas are some of the fruits that grow best in this area, so you can plant these and other vegetables to start your own crop production here.
There are two humble houses on the property. The main house has two bedrooms, a kitchen, dining room, and a bathroom. The second house, considered the caretaker’s house, has two small rooms and a bathroom. Both houses have water, electricity, and a septic tank, all of which are huge bonuses considering how far out of town this property is.
While the property is on three separate titles, it is being sold as one piece. However, after purchasing the land, you can sell off one or two of the parts or even divide it into smaller parcels.
Since the property is up in the mountains, it is about 20 minutes in car from the main highway, then another 15 minutes to Malacatos to the south (35 minutes total) or another 20 minutes to Loja to the north (40 minutes total).
This property is a great option for those who want to live in the peaceful mountains away from civilization or is a good choice for those who want a large piece of farm land in addition to a home in town – you could have the best of both worlds that way. Or if you are looking to subdivide and create an eco-community in the mountains, this is also a wonderful option!
